PRIVATE CAPITAL LENDERS / FINANCING PERSPECTIVES

Define the property and its use

Agricultural financing can support farmland, ranches, and related land purchases. Explain the asset’s current use and intended use, acreage, access, and the scope of the acquisition. Land requires a different conversation from a completed income-producing building. Start by separating what is present on the property today from what is planned for it. Improvements, access, existing obligations, and the intended role of the parcel in a wider operation all help describe the opportunity. A useful initial brief brings those practical details together.

Put the economics in context

The property’s value and the ability to repay are important parts of the review. Existing obligations, the amount of capital required, and the intended repayment source help frame a financing discussion. Explain whether the capital supports a purchase, expansion, or refinance, and identify any other costs associated with the plan. If repayment depends on a future sale or financing event, describe the timing and the assumptions behind it. Acreage alone does not explain the economics of a transaction; the purpose and repayment plan provide the context.

Consider the full structure

Compare financing costs, term, collateral, and repayment obligations together. A useful initial submission gives the lender a clear view of the property and the purpose of the capital. Land purchases can also involve a period between acquisition and the intended use or exit. Explain what is expected to happen in that interval. Discuss what supporting property information will be needed, how existing liens affect the review, and which milestones matter to the proposed term. The appropriate structure is considered for the individual opportunity.

Financing availability and terms depend on the transaction and underwriting. Explore our financing programs or describe an opportunity to put these considerations in context.
